LAND AND BUILDINGS TRANSACTION TAX.

On purchase of a property a purchaser requires to pay Land and Buildings Transaction Tax (LBTT), which was formerly known as Stamp Duty, on the purchase price. This is now payable to Revenue Scotland rather than the Inland Revenue and payment of this will be dealt with by your solicitor on completion of your purchase.

On 1st April 2016 a new additional tax was introduced in both Scotland and England & Wales providing for an additional Dwelling Supplement of 3% of the purchase price to be paid if you are purchasing an additional residential property of £40,000 or more. This additional payment should be borne in mind if you are thinking of buying a buy to let property or a second home. New Legislation set to overhaul Scottish private rental sector. Some crucial changes are as follows:-
1. No removal of tenants simply on ish expiry
2. New grounds for removal of tenants
3. Simpler processes for creating new tenancy
4. Rent controls.

Help to buy ISA

The government has created a Help to buy ISA scheme to allow people to save towards their first home. First time buyers can save up to £300 per month and the government will add a bonus to those savings of 25% which is used towards the purchase price, fees and outlays of the buyer’s home. The funds need to be deposited over a period of at least 3 months. Buyers should speak to their bank regarding the opening up of the Help to Buy ISA and the request for the funds is then sent by the solicitor on closure of the account and prior to the completion of the purchase.We have had experience of this procedure and more assistance and information is available, please contact Caroline Watt on c.watt@wright-crawford.co.uk
